What is covered under an all inclusive contract?
All charges for gas, electricity and water use. Broadband charges may also be included, at an additional charge.
If I am not all inclusive, how do I pay my bills?
When your tenancy commences, contact Yorkshire Water and your gas and electricity suppliers to advise them that you have commenced residence at the property. You will need to have your gas and electricity readings handy when making this call.
The meters are usually found under the stairs or may be on the wall outside your front door.
In who's name should the bills be in?
The bills should be in the name of the tenants. Each tenants can register a utility each or all names can be shown on the bill.
This is subject to the utility companies terms and conditions.
How do I contact the utility companies?
Npower supply most the properties with gas and electricity, they can be contacted on 0800 073 3000.
The regional water supplier is Yorkshire Water and they can be contacted on 0845 1 24 24 20.
How much is the local council tax?
All students are exempt from council tax. We simply ask that you complete a council tax form when you complete the tenancy agreement, in order that your details can be forwarded to Hull City Council.
How soon are repairs dealt with?
Repairs are dealt with as follows: Emergency repairs within 24 hours (ie gas leaks, major water leaks, frozen pipes, burglaries, stolen keys) Urgent repairs within 5 working days (ie breakdown of essential appliances, blocked drains, toilet repairs, heating system failure) None urgent repairs within 28 days (ie damp patches, furniture/upholstery repairs etc, faulty vacuum cleaner, microwave repaired, gutter cleared, loose tiles)
What is in the house?
All the houses are fully furnished. This means that curtains, blinds and carpets are included. Each bedroom has a chest of drawers, bed, wardrobe, desk and a desk chair. Living rooms have adequate seating for the number of tenants in the property. This will usually be in the form of settee's and/or arm chairs. The kitchens have a cooker, microwave oven, washing machine, kettle, toaster and tumble dryer (space permitting). Cutlery and crockery are supplied for overseas tenants.
What do I need to bring?
Unless travelling from overseas, you will need to bring your own crockery and cutlery. You will also need to bring your own bedding. If travelling from overseas, this can be purchased locally quite reasonably from Asda Supermarket or Tony's Textiles
(a local retailer)
Am I allowed to decorate the property?
Decorating/painting the property is strictly forbidden. We have a full time painter available all year and employ a team of painters during the summer period, who repaint as necessary. Rooms are repainted at least every 3 or 4 years by us.
Can I keep a pet?
You are not allowed to keep any pets at the property as they can cause damage. This includes cats, dogs, gerbils etc.
When can I pick up my keys?
Keys are available from the commencement date of the contract. To ensure they are ready, could you please contact the office at least one day before picking them up.
